Unlocking hidden potential

Over the last year, we’ve been working closely with our client to unlock the potential of underperforming office space around an existing urban square on the Isle of Dogs, creating 20 new homes across three sites.

The project involves changing the use from Class E (office) to Class C3 (residential) to deliver a range of one-, two-, and three-bedroom apartments designed to accommodate a diverse mix of residents and tenures. In doing so, it addresses the growing demand for housing in a location where need continues to outpace supply, supporting a more balanced and active urban environment.

A central principle of the project is to optimise our built environment; it reflects our commitment to working with what already exists—treating existing buildings as latent resources. Through thoughtful adaptation, the scheme demonstrates how building less, making well, and maximising existing assets can deliver sustainable, high-quality living environments.
